You're ready to buy a home!


And if you're like most savvy homebuyers, by now you've spent numerous weeks (in some cases even months) scanning the internet and visiting open houses in search of the perfect one. For some that equates to dozens of hours relentlessly scouring all the major public real estate databases (Zillow, Redfin, Trulia, Homes.com, etc.) picture by beautiful picture! You didn't stop there though. You signed up for inventory alerts, downloaded an assortment of apps, and reached out to several listing agents (bad idea if you desire your own buyer representation) to inquire about properties.


With all of the hard work practically done, all you need is an agent to open the doors and submit the contract right?

Because if it were that simple, real estate wouldn't be one of the most litigated industries in the country to date. However, unlike many real estate agents, I don't despise Zillow. Yes, I caution clients about the increased level of fraud and inaccurate information present on non-REALTOR® maintained search portals. And yes, I inform them that Zestimates are just that. But overall I think the sites are pretty convenient and a good place to start. As a real estate agent I can do a lot of amazing things. Unfortunately, however, reading your mind and determining your likes and dislikes better than you is not one of them! 


I not only condone viewing an array of properties online and driving through prospective neighborhoods on your own, I encourage it! Believe me, there are few things more distinct than the look of disappointment in a client's eyes after pulling up to a property and realizing the sorcerous powers of a well-staged and expertly photographed home! My heart aches watching them switch from being madly in love to horribly heartbroken in an instant!


What's up with all the relationship talk Ms. S.M.A.R.T. Agent? What does that have to do with buying a home? In short: EVERYTHING!
